Our own town — downtown masonry, farm concrete, driveways, decks and fence lines
Franklin is home for us, and it keeps us busy. The properties here run from older brick and stone around the downtown square to newer builds out toward the interstate, plus a lot of farm and outbuilding concrete on the places outside town. That mix means we work on just about every hard surface there is — masonry that has never been cleaned in its life, and five-year-old driveways already going green on the shaded side.
South-central Kentucky humidity is the real culprit here. Simpson County summers are humid enough that algae and mildew re-establish on shaded concrete within a couple of years, which is why most Franklin homeowners end up on a roughly annual cleaning cycle rather than a one-time job. Being based in town also means we can usually get out for an estimate quickly, and we're still nearby afterwards if anything needs a second look.

Kentucky humidity is what puts the green on the north and shaded walls of a house here, and it is a living thing rather than dirt — which is why washing it off with pressure alone brings it back within months. A soft wash treats it, and the difference shows in how long the house stays clean.
Almost every dark-streaked roof in south-central Kentucky has the same cause, and it is not dirt. It is an algae that feeds on the limestone in the shingle, and left alone it shortens the life of the roof. It is treated, never pressure washed.
Concrete here is really two different jobs. In town the drives are older and narrower, and most of them carry a dark oil track straight down the middle where a car has parked in the same spot for twenty years. Out on the county places it is aprons, equipment pads and shop floors, and what comes off those is tracked-in field mud and diesel rather than road film. Same machine, different chemistry and a lot more water.
A shaded walkway holds moisture long after the rest of a property has dried out, and the film that grows on it is slippery as well as unsightly. It is the same job as a driveway and usually done at the same visit.
Gutters here fill twice a year and it is the downspout that matters — a clear run with a blocked spout still puts water down the wall. Both get checked, which is the difference between a gutter clean and a gutter clear.
A drive-thru lane and a dumpster pad are the two things a customer notices without meaning to, and neither comes clean with cold water. Both are hot-water jobs with a degreaser, done outside opening hours.
This is our own town, not a pin on a map. We are minutes from most of the county, so getting out to look at a job is quick, and if a spot does not come up the way you expected we are close enough to come back and look at it properly rather than fold it into a trip three weeks out.
